A building functions as the center of daily activities such as office buildings, hotels, apartments, shopping centers, houses, etc. Because of those functions, buildings must have good management in order to function sustainably. Creating comfort for building users

Facility Management serves to create an accommodating building environment for each occupant. A good building environment will create a sense of comfort and support the daily activities of its residents. But on the contrary, a bad building environment will be frustrating and hinder activities.

Manage projects

Project management such as monitoring budgets and ensuring progress is on track is also an important function of Facility Management. The management of this project is not only in short-term projects but also long-term projects.

People, places, and processes become the core functions in Facility Management in an organization. If all three can be integrated, Facility Management can be carried out optimally.

3. Facility Management Environment

Facility Management only applies in an artificial environment such as buildings, mechanical and electrical installations, external work environments, infrastructure, and other work environments in an area.

Facility Management also has objectives that must be met. Its objectives include:

1. Improving the quality of life

The aim of improving the quality of life is the continuous improvement to meet the health and safety requirements of people who work and/or live in the built environment.

The goal of increasing the productivity of the core business is to define the ratio of output and input, which is applied to the core business.

The scope o fFacility Management subdivided into two basic areas of Facility Management named hard facility management (Hard FM) and soft facility management (Soft FM). The explanation of both are:

  1. Hard Facility Management (Hard FM)

Hard Facility Management related to physical assets such as plumbing, cables, elevators, and heating and cooling.

2. Soft Facility Management (Soft FM).

Soft Facility Management focuses on tasks performed by people such as custodial services, lease accounting, catering, security, and grounds maintenance.

Integration of Facility Management with Digital Technology

The development of digital technology can certainly be utilized in Facility Management. This can provide various kinds of information regarding various types of buildings that are always available up to date, convenience in submitting complaints, providing easy health service information, and so on. The example of this digital technology integration is a public service application launched by the Capital City Government of DKI Jakarta. Through this application, DKI Jakarta citizens can have access to information about various kinds of city’s facilities. Such as sports facilities, green open space facilities, and health facilities. The whole community can also submit complaints about the facility. Not only that, if an emergency occurs, the public can also call an ambulance and a firefighter. Examples of other areas that integrated the digital technology with facility management is BSD City. The citizens of BSD City can also access a variety of information about their area, submit complaints, and do an integrated transactions either online or offline. All those facility management activities in DKI Jakarta and BSD City are examples of digital technology integration that can also be utilized and developed in other areas.

The Important Role of Facility Management

Facility Management has an important role in building management in order to create safe, friendly, and efficient buildings. People who work and/or live in buildings within the neighborhood may also feel involved in their environment. Facility Management has a role to play in everything that surrounds the people in it so that they can feel comfortable, productive, and willing to stay sustainably.


With excellent Facility Management, a management system will be created and integrated with the people, places, and processes that are involved in the building environment. The result is facility management can provide direct protection of facilities through good quality and maintenance services, ensure the facilities or properties are in good condition, avoid facility failures that cause property damage and loss of life, and reduce overall facility downtime.
